Are your grout lines staying dark no matter how good you mop?

Most tile floors are not that hard to clean with a mop.  It's the grout that seems to hold on to dirt like glue.  So, you can get on your hands and knees with a toothbrush and get those grout lines almost clean enough or you can call us.

Our magical tile & grout cleaning process!

  We look for chipped grout, broken tile, and unlevel surfaces. Areas that need extra care are certain baseboards, stainless steel appliances, and areas adjoining carpet. There are certain baseboards that soak up water like a sponge.  We make sure to keep moisture from getting too close.  Acid cleaners are very important to grout cleaning but don't get along with stainless appliances, so we have to be extra careful and protect stainless surfaces. Just to be on the safe side we tape carpet edges to protect the carpet.

Most important, in grout cleaning, is the prep work.  Through experience we have found that it is very important to ALWAYS scrub the grout lines. We have tried powerful cleaners, super hot water, and high pressure, when all that was needed was a good scrubbing.  We apply our tile & grout cleaning solution and scrub ALL the grout lines.

The final step is rinsing. Exactly as it sounds, we rinse all the cleaning solution and dirt away. This process works so well that we really enjoy cleaning dirty grout because it is possible to make it look brand new!

Keep your grout looking brand new!

There are two ways to seal grout.

First, we can clear seal the grout lines, kind of like putting carpet protector on carpet.  Clear seal makes it difficult for dirt to grab the grout so you can keep it clean longer with routine mopping. 

Color sealing is a whole different level. Not only does color seal make it harder for dirt to settle down, it makes the grout look brand new by either applying the original grout color or a new color of your choice. Color seal also lasts much longer, up to 10+ years, although maintenance cleaning is still recommended.

Tile & grout pricing

Our tile & grout cleaning pricing is a little different than carpet cleaning. We charge by the square foot. The minimum charge for tile and grout cleaning is $100, even if included with other services. 

Depending on size, staining, and severity, per square foot the charge will be $.50-$.70 . An average kitchen and breakfast area is about 175 square feet and usually runs about $105. An average bathroom is around 50 square feet and costs about $35.

Clear sealing is an additional $.50 per square foot.

Color sealing is an additional $1.25 per square foot.
